Opened in 2017, the Koffman Southern Tier Incubator consists of 35,000 square feet of offices, high-tech laboratories and co-working spaces that encourage collaboration between companies. It was built to provide a supportive environment for entrepreneurs and start-up companies. Every inch of the building has been thoughtfully designed to provide working spaces that inspire individuals and companies to create and develop innovative products and ideas.

Designed by Ashley McGraw Architects, the Koffman is located in Downtown Binghamton within walking distance of local businesses, restaurants and government entities. The state-of-the-art building features multiple sustainable features including a geothermal well field and associated heat pump system, as well as a preheat wall spanning a large portion of the southern elevation ducted to the building distribution system. The building is comprised of three floors, containing offices, labs, co-working and common spaces on each. Our bright and open layout encourages creativity and collaboration between our entrepreneurs, and is accessible via elevator and stairs. Each floor features a kitchen as well as desks and tables throughout, making the entire building your workspace. When a break from the office is needed, our second floor features a rooftop seating area and garden — perfect for soaking up some sun during the warmer months. A private parking lot is available to staff and members behind the building.

Meeting rooms & Event Spaces

The building features several areas designed for hosting meetings and events. Our first floor Event Center has a max capacity of 70 people, and can be arranged in a variety of setups. From classroom style trainings, to press conferences and open style networking events, this space can be utilized for numerous different gatherings. Booking of the Event Center is available to Koffman member companies as well as members of the local community.

Available for use by our member companies, our third floor conference room comfortably fits 10 people and features a projector, white board and conference table.

Whether you are an established enterprise, new start-up or remote worker, the Koffman’s co-working spaces offer flexibility for you to work in multiple areas throughout the building. Co-working areas are available on all three floors of the building (including designated quiet space), along with kitchens on each floor which provide an inviting, collaborative environment.

Our small private offices come with all the perks of a co-working membership with the addition of a private space to call your own. These 120 sq. ft offices comfortably fit two and come with modular desks and chairs along with whiteboard walls. All offices have keycard entry.

Large private office

Our 300 sq. ft large offices (also known as “dry labs”) are ideal for growing start-ups with multiple employees or companies looking for additional space to create. Modular desks and chairs are included along with all co-working member perks. All offices have keycard entry.

Also known as a “wet lab” our 340 sq. ft private laboratories include gas, vent hood, ample adjustable shelving and drawer space, and a separate entryway corridor. Each lab also includes several safety devices, including a shower and eyewash station. All co-working member perks are included and labs are secured with keycard entry.
